      Fantastic villa, very spacious, lovely large/deep pool. Lovely views looking out to sea, very nice area, peaceful, bit of a hike back up to the villa from the resort ( 10 min walk) but we didn't mind we just got ourselves an ice cream from the Home made Italian ice cream parlour on the front to walk back with. Some lovely restaurants in the resort, . This was our third villa holiday with James Villas and again were not disappointed. the Rep,was very helpful on her visit when we arrived, we will certainly book another villa holiday for next year.

      The villa was very spacious. It met all our family requirements. It was very useful to have air conditioning in the sitting room as well as the bedrooms. The beach towels were also very helpful as we could use them at the pool side and our own ones for the beach.

      There were two families staying together and we spent most of our time together in the villa. On the two occasions we went out for dinner we found there was a reasonable selection of restaurants and all amenities we needed were close by. The walk from amenities back to villa is a steep climb and although it didn't bother us it could be a problem for other.

Villa it self has good accommodation but was let down by its cleanliness inside there was dust settled on most surfaces where is not used most of the time and cleaning that properly has been missed
also in the garden there was cat litter and also on the out side fence there was smelling union stains in one corner of left hand side of villa where a plastic case has been left for some inflatable toys
Cleaners were suppose to come on midweek Wednesday and clean the place and leave new towels which did not happen until thursday and only two towels were replaced and swimming pool had dragon flies dead on surface and some other insects lying at the bottom of pool and no one had come to clean the pool
Also because our flight was very late in the evening and we were allowed to keep our luggage there for day time while we spent our day out in the town and on the way we bought some take away food which we have eaten outside the villa on the end of road
Even then when we got into the villa at 6PM there was person who asked us to remove our luggage from property and we had to wait whole hour for transfer taxi in the road
I do have all pictures to prove this
I have booked villa with James three time before but this time we were very disappointed with the service we had
There is no way I could recumbent this to any one else

Just had a lovely, chilled week at Royal Sunset. Had everything we needed it was very quiet which was lovely. The pool was cleaned on the Tuesday, I don't know whether this is the norm but it was nice to see. The hill is difficult to walk back but we did it a couple of times in the day, at night we just got taxis. Overall we have had a great time and this was our first villa holiday. But it won't be our last, made a change to please ourselves how long we wanted to stay in the pool!

The villa is beautifully decorated and is very stylish. The outdoor area is practical, has plenty of seating / sunbeds and the pool is clean and warm. What let the villa down was the amount of broken equipment. The microwave didn't work at all, there was no hot water coming from the kitchen tap, so we resorted to using the dishwasher, which also was broken and displayed an error code. So we then resorted to boiling the kettle to wash the dishes (not really acceptable for the cost of the villa). The towels were due to be changed on a Tuesday (during a one week stay) and no one turned up, so we had the same towles all week. There was a washing machine in the basement but the light didn't work down there so it was difficult to see the machine settings.
The villa is situated up a very steep hill, so unless you are hiring a car or are reasonably fit, I would think twice about staying in this particular villa.

It is a shame a few issues let down what appeared to be an otherwise great holiday. Since your stay the microwave, dishwasher, and light in the basement have been replaced, and we've checked the kitchen tap and its fine. Towels are changed regularly, but are left in the laundry room to not cause a disturbance to guests, which we hope encourages you to return to Royal Sunset in the future.

Heathfield Family (the eldest child is at school)
Spotlessly clean and all rooms were a good size.
The procedure for gaining access to, and leaving keys was very straightforward, although the one way system to get to the property was a challenge.
Very secure site in a quiet street.
The pool was a large enough for four or more to use at the same time.
The TV setup was a bit complicated but getting UK channels was an unexpected bonus.
A good selection of pans, cutlery, crockery, and electrical appliances.
Having marble floors throughout meant we had to be especially vigilant with our baby.
It is a short but very steep walk down to Playa de Arena, where we found a good selection of restaurants and a useful mini supermarket. Even more of a challenge is getting back, but it is only 3.50 euros in a taxi.

Sutton Coldfield
A nice spacious villa though a little dated. Had a few issues with the kitchen but our rep got everything sorted. The towels and other linen at the property could definitely do with replacing. At the time of our stay (May 2015) building work was beginning directly opposite the villa and the noise did cause some problems between 9 - 5 but evenings were still warm and sunny and peaceful enough to enjoy the pool and garden to the full. We went out in the daytime and there is plenty to see and do in Tenerife! The building work is probably completed by now but it would be best to check before booking.

Cambridgeshire Family (the eldest child is at school)
This is a lovely spacious villa in an ideal setting (a 5-10 min stroll back from the town).
Unlike other reviewers we didn't find the walk to the villa an issue at all as we quite like a short walk and a bit of light exercise after having eaten out. As a result of it being set back from the main thoroughfare it is pretty quiet with easy parking straight outside. Sometimes all you could hear sat by the pool was lovely birdsong. Good wifi and nice to have music, good speakers and a decent TV. Best wardrobe space in any villa we have rented.
On the negative side and as a feedback for James Villas there should be more blankets or ideally lightweight duvets as the nights were cold (especially with the marble floors). It would also be nice to have sharper knives in the kitchen and although we had a welcome pack some basics like salt, pepper and olive oil would be good. The biggest gripe was the bathrooms - lovely and spacious but rather dated and urgently needing an overhaul. Would I return? Yes if these items were addressed I would return and would also give the villa 10/10. I think it would then be completely deserving of being one of the 'Best of James' villas.

Poole Couple
We returned to this villa in Jan-15 after a wonderful stay in Jan-14 but unfortunately things weren't to the same standard as the previous year including being hugely disappointed as it was unsafe and we were unable to use the swimming pool for most of our stay due to what appeared to be algae and a faulty pump/filter, despite several call-outs and several attempts by the maintenance company to fix this problem sadly the problem was never resolved. There was also several maintenance issues with the villa including not being able to use the key in the front door, which we reported to our representative and this was corrected during our stay, a broken diverter valve so unable to fill the bath in the en-suite bathroom and connection problems with the satellite TV.

Lovely location, not overlooked and large space. Pool was excellent and great to be heated too. The villa we felt was tired in decoration and furniture and fixtures especially for the amount paid. The villa was dirty especially kitchen and bathrooms, disappointing. Local shops and restaurants very good and beach fine for young family.
