Xanet d'abaix, (pronounced Channet da bash), is a lovely stone built villa standing in the countryside between Pollensa town and Alcudia. It's just a short drive to the many restaurants and shops of each resort whilst the beaches and more touristic amenities of Puerto Pollensa are also within easy reach.
The house sits in beautiful gardens with palms and shrubs dotting the lawn that surrounds the cool waters of the swimming pool. Extensive, shaded terrace provides respite from the hot sun whilst looking across the pool and patio doors lead inside to the lounge, dining area and kitchen.
Terracotta floors, beamed ceilings and cool, white washed walls provide a relaxing holiday atmosphere whilst air conditioning in the bedrooms ensures comfortable evenings.

This is definitely a villa we would return to - the outside terrace and view was lovely. However, as seemingly with many of these Mallorcan villas, Xanet d'abaix could do with an uplift. We quite like it to be rustic and don't expect all contemporary furniture at all, only some of the cupboards were broken in the bedrooms and one of the downstairs bedrooms had a stale smell. The bedding is in need of replacing. We also feel that many of these villas are not really deep cleaned on a regular basis.

Great location with easy access to main roads for Pollensa, Puerto Pollensa and Alcudia Old Town and port. Very open aspect with terrific views and all day round sun on the pool. Car pretty much a must as with most villa's in this area. Shower facilities could be improved but convenient layout with one down stairs bedroom and bathroom; no on-suite with 3 upstairs bedrooms sharing one bathroom. We ate out everyday but kitchen was adequate.

Reading Family (with only pre-school children)
We enjoyed our week here - as a couple with one 3 year old. Convenient location with lovely views over countryside (and sheep for neighbours!), attractive traditional building approached along a pretty, tree lined private driveway from the main road, nice pool close to the house/terrace. The accommodation was clean and worked well enough for us, but would definitely benefit from some upgrading in places - as others have mentioned the beds are quite basic and a bit uncomfortable, several ligjtbulbs don't work, we found some bathroom taps 'temperamental', some fabrics/furniture are just slightly scruffy. We had issues with leaking air-conditioning and James Villas/the maintenance team were quick to respond, although it did mean we couldn't use 2 of the bedrooms for 2 nights. It was fixed and working fine afterwards. It's also worth knowing that there is a reasonably busy (although not major) road immediately at the end of the driveway. The traffic wasn't heavy and didn't actually bother us... but pictures of the picturesque setting may suggest more tranquility than there is in reality. We would consider staying here again, as it was good value for money. But with a small amount of updating we'd be more likely to return.

The villa is in a beautiful setting surrounded by hills and mountain views. The villa is in need of updating especially the mattresses as these were very uncomfortable. The Television was also very old. Overall the villa was very nice and we had a fabulous holiday in our favourite destination.
