Great villa, very spacious and all the facilities to have a great holiday. The beds are very firm and the villa does suffer with road noise during the night, especially from the front bedrooms. Toni the villa owner was very helpful and quick to deal with an issue with the fridge. There isn't a James Villa's booklet / info folder in the property, this would have been useful.

The villa is stunning, the pictures don't do it justice and Tony the owner is extremely helpful and accommodating with any request.
All the rooms are a good size with en-suites(except the children's twin room). The kitchen/dining/living room area is huge and comes fully stocked with all the plates, cups, cooking essentials you could need.
The gardens are well looked after and the outside area by the pool is a very nice place to be. The pool itself may look small but we found it to be just the right size in the end. We didn't pay to heat it and in the evenings it proved to be a bit chilly so I would consider the heating next time. One thing to be aware of with the pool is that there is a corn field next door so with a small wind we had quite a lot of debris in the pool and I spent some time cleaning the pool myself.
A couple point for improvment would be for the villa to maybe include a welcome pack with some information about the equipment, local area, cleaning setup etc but overall I highly recommend the Villa as it is a truly stunning place to spend a holiday.

Fantastic. We got a late deal. Excellent restaurant and shop close by - 2 minutes walk. Fridge broke, but Tony came out on a Saturday night and fixed it. On a main road, but the noise didn't bother us. 5 big rooms. Great beach 10 minutes drive. Local beach isn't really for kids - very rocky. Not everyone speaks English, but you can get by. Only 45 minutes from Porto - worth a day trip. Heating the pool was an additional cost (£168 for a week for us),

The villa was great for what we needed, 5 spacious bedrooms - 4 doubles (all en suite) and one twin. Each has plenty of storage space on either wardrobes or dressing rooms.
The kitchen was well equipped and had all the appliances needed.
The outdoor space was perfect. The pool may have been slightly small if all 10 guests were in together however for us it was fine. The addition of the tennis court and small football pitch was also great.
Location wise, Esposende (the nearest town) isn't overly touristy. You would definitely need a car for this villa as there isn't much around. One beach within walking distance and some lovely beaches within a 5 minute drive both in Esposende and north along the N13.
Only downside....A welcome pack would have been useful telling is of local attractions, emergency numbers, what to do with bins etc. Tony th owner was informative but it would have been nice to have a folder to peruse at our own leisure as we have had at other James Villa properties in the past.
All in all a lovely villa.
Weather wise, it rained for one day but was mid 20s for the rest of our stay. Would have been warmer had it not been for the breeze coming off the Sea which made it feel colder and meant we didn't use the pool as much as expected.
