Il Mulino is a charming town house with a newly added swimming pool to the rear offering panoramic views across the countryside on the outskirts of the tiny village of Montefoscoli. There is a small bar and shop in the village but it’s just a short, ten minute drive, to the larger town of Palaia where there are more restaurants and a small selection of shops. Florence and Lucca can both be reached within a 55 minute drive and the popular town of Volterra is just a 40 minutes’ drive south. This comfortable house has been recently renovated and the addition of a new, modern, annex studio next to the swimming pool means it is ideal for two couples or small families who want some degree of independence. The studio includes a lounge diner with kitchenette. There is also a double bedroom and shower room. Inside the main house there is a larger lounge diner and kitchen as well as a double bedroom, a mezzanine double bedroom and a shower room. Il Mulino also offers air-conditioning and WIFI.
Perfect for our family holiday. Great location in picturesque non touristy village. Locals were all really friendly and it felt like the 'real' Italy! The villa was large and comfortable. The annex provided perfect accommodation for myself, my husband and our 6 month old, while the main villa housed the grandparents in peace!!

A truly wonderful authentic villa, with a superb modern annexe. We had a really lovely restful holiday, with excellent cycling! Our only criticism would be lack of info and n the bus times etc. It would also have been nice if there was a restaraunt in walking distance, but it was a lovely village. Didn't want to leave!

South Wales Family with children in
The main villa is lovely with typical rustic charm and is extremely spacious, the newer annex is stunning and provided a fabulous chill out area for my kids when it the pool area became to hot during the day.
The pool area is amazing with stunning views across a valley as far as the eye can see.
The village of Montefoscoli has a lovely pizzeria less than 5 minutes walk from the villa.
The villa is perfectly located for visiting Pisa, Florence and Lucca, all are within a 45 minute car journey.
The nearby town of Pontedera also has many shops and restaurants less than 15 minutes away from the villa.
The upstairs mezzanine floor of the main villa is only really suitable for children, so the villa is suitable for a maximum of four adults and two children.
The owners live next door and dealt with any minor issues we had immediately, I would definetly recommend this villa.

Lovely village, very peaceful and friendly but not for you if you like shopping and night life, we loved it! The view from the pool area is stunning, we spent very little time in the villa but it was clean and comfortable. We didn't hire a car and had a better holiday without it, the trains and buses get you anywhere you need to go and are a lot more fun with none of the worries.

The hot water in the main house didn't work and due to us arriving on a Saturday (over bank hold) no one was available to call for 4 days! I eventually got through to someone on the 4th day of my weeks holiday. Luckily we could use the shower in the annexe but 4 adults sharing a tiny bathroom was not ideal.
When I booked the holiday I noted that it said outside pools were heated until the end of April. The pool was absolutely freezing, unusable and when I enquiries the owner said the pool does not have a heater?? We couldn't use it the whole holiday

We're sorry to hear of the problems you encountered with the hot water and do hope once you were able to report this, the issue was quickly resolved. Our Essential Information does explain that heated pools are only available when stated in the relevant accommodation description and where operation is during the winter months, this is from 1 Nov until 30 April. Unfortunately, the pool at Il Mulino is not advertised as being heated, but we're sorry for any disappointment caused.
