This lovely outdoor space provides a perfect place to rest from the sunshine, containing some leather sofas, a barbeque and dining facilities. From here, you can also enjoy stunning panoramic countryside views throughout your holiday.

Kozljak is a tiny rural village lying serenely beneath the forest covered lower slopes of the Ucka Massif natural park. The area surrounding the village is mainly farmland and open countryside whilst the cultural town of Labin and the pebble beach at Rabac are just a short drive away.
"Perfect in every respect - we were returning customers so I think that speaks for itself. If you want a relaxing and quiet holiday in a lovely villa with a great pool and area, with loads of room and great countryside, you can't ask for more.
I also must add that the owners (who live nearby) were fantastic and couldn't do enough for us in ensuring our stay was as good as it could be, but in a most discrete, effective way. "

"We have used James Villas over a number of years and have always been very satisfied, and this year, this villa, was in fact the best we have stayed in. The house, the grounds, the outside seating area, the pool and the location were all perfect. If there was one negative, but only a minor one, was that the pool was not heated and was a bit chilly for my one year old. All in all though, a lovely holiday and we are already considering returning there next year, but for 2 weeks this time! "
